Keller Williams Realty Realtor Of The Week - Mike Dean

Mike Dean

Michael Dean

circa 2008

The Journey: After traveling around the world and settling in northern Virginia about 17 years ago Michael finally bought a home. The home was
located in a quiet neighborhood with tree lined streets that exploded with popcorn blossoms in the spring time. He realized what the home buying experience was all about and soon learned the joy of home ownership. This was actually the beginning of Michael's real estate career although he didn't know it at the time. Fast forward a few years and Michael now works in the real estate industry as a consultant providing only the best services to his clients.

Services: Buying or selling a home is not as easy as you might think. Oh sure, you hear stories about what a great deal someone made or how fast the house down the street sold but let's face it the majority of people will only go through this process about twice in a life time. Every year new regulations, new forms, and new real estate laws are written to change the industry and protect the public. It's a good thing continuing education requirements keep the knowledge fresh and remind agents how important the public trust is to our business model.

Training: Michael brings an extensive background in technology, communications, and customer service to the real estate industry. He holds a Masters degree in Business Administration, a Bachelors degree in Computer Science and the following real estate related designations: Graduate, Realtor Institute (GRI), Senior Housing Specialists (SHS), Certified Distressed Property Expert (CDPE), and Certified Internet Professional (ePRO). Exceptional training, customer service, and the skilled professionals at Keller Williams Realty offer you the best possible combination for success.

Specialists: Working with real estate investors is a specialty for Michael. He is always looking for investment grade commercial property in emerging markets and the right business partners or angel investor group. The second area of expertise is active adult communities in the northern Virginia area. With over 15 communities to choose from he can find the right one to fit your lifestyle Mike Dean is a Keller Williams Realty Agent working out of the Leesburg, VA office in Loudoun County. Mike Dean knows the Loudoun County Real Estate Market.

Fed Cuts Key Rate To Record Low

WASHINGTON — The Federal Reserve entered a new era on Tuesday, lowering its benchmark interest rate virtually to zero and declaring that it would now fight the recession by pumping out vast amounts of money to businesses and consumers through an expanding array of new lending programs.

Going further than expected, the central bank cut its target for the overnight federal funds rate to a range of zero to 0.25 percent and brought the United States to the zero-rate policies that Japan used for years in its own fight against deflation
Cllick on the Title Link to see the chart and link to read the entire story

This is the rate in which banks charge each other when they lend money to one another. The problem has been that they are very hesitant about lending any money to one another, which in turn effects businesses mostly.

They are both Relocation Specialist and have been E-Certified indicating that they are qualified in Internet Assisted Marketing. Bill and Trudy have diverse backgrounds that are aimed at a single goal: your real estate success! Bill is a native of Loudoun County and has lived in the area all his life. She holds a BS degree in Education from Ohio State University and taught first grade for 18 years, part of that time in the local area.

My Views On The Current Real Estate Market Conditions:

The cause of the country's dilemma has been discussed and the finger pointing continues. But, what is the proposed bailout going to do for us. Answer: it should begin to restore the buyer's confidence. Regardless our employment, or status in the food chain, we have become conscious of our decisions and purchases. Our economy is more fragile than we would want to believe.

When is going to get better? Answer: it will take time, maybe 18 months or longer, we will have to be patient. The Northern Virginia Real Estate market has been mostly insulated from the downturns over the past 4 decades. Starting in 2001 we had a very heated market!

During this period we saw house prices increase 96%! As a result, we are back to home sales with prices common to 2003. Most feel we are in the bottom of the correction cycle, and I agree. One indication is the available inventory of approximately 2000 homes. We sell approximately 500 homes per month. (This is a four month supply). Most experts say that's a healthy market. I have many buyers, who are waiting for "something to happen" that will cause them to get off the fence and purchase. Mortgage rates remain around 6%.

There are many great bargains for first time buyers, or investors. It's all about the buyer's confidence. Answer: if you have a secured job it's a great time to buy your first home, or an investment. Call your trusted Realtor for advice and council today. Don't miss this great opportunity! Bill is a native of Loudoun County. His real estate career started in 1973 in Leesburg. He became a broker in 1978, owned a real estate company, developed land, built homes, townhouses and apartments. Questions in this difficult market, call one who has survived the difficult times and still enjoys the business.

Kevin Carr - Keller Williams Realty Featured Realtor Of The Week 11-21-08

Kevin Carr

KEVIN M CARR
Keller Williams Realty Leesburg
Today's market offers opportunities and challenges for buyers, sellers and the real estate agent. Everyone is becoming familiar with the terms short sale and foreclosures. These transactions can be trying for all parties involved. It is important to let the clients know that these transactions are quite different from the traditional sale. It requires additional time to educate the client. I have learned the timing discussing the process helps the client to set reasonable expectations. In turn , this reduces the stress these transactions can cause.

The current market offers opportunity for the first time home buyer, investors and individuals relocating to the area. Prices have dropped to near 2003 levels and this has created affordability for many who were previously priced out of the market. But as a realtor we must guide the clients through the new real estate landscape.

I am a seasoned financial executive for over 20 years with Fortune 500 companies. My role allowed me to effectively negotiate and execute contracts and manage the implementation of the transaction. These skills have proven invaluable when working with my clients
I have lived in Connecticut, New York and California prior to moving to Loudoun County four years ago. II am married and we have four children. Two have moved for careers in New York City. I am active in my local church and serve on the alumni admission board for Georgetown University.

My goals as a realtor is to build a relationship with my clients that is build on trust and honest, timely and open communication. We work together to establish goals and timelines that reflect the clients' needs as well as current market conditions. I want the purchase/sale to be a win win.

Appraisals Vs Assessments What's The Difference

Once again Vicky Chrisner, the Real Estate Whisperer has written yet another wonderful article to educate home buyers and home sellers alike.

There is a difference between "appraisals" and "assessments" although the words are commonly used interchangeably. A educated consumer knows the differences:

Assessments
  • Completed using an automated valuation program.
  • Generally done once per year.
  • Used to determine real estate taxes.
  • Should be within a margin of error of +/- 10%.

Appraisals

  • Done by licensed appraiser who looks at the home, and comps.
  • Values property "real time" (as of the date of the report).
  • Used to support sales prices or loan amounts.
  • Should be as close to Fair Market Value as possible.

Going Once Going Twice Sold

What Should Buyers Know About Auctions? Vicky Chrisner aka " The Real Estate Whisperer" is a Certified Auction Specialist. Here is what she has to say about Auctions!

Auctions
are just one more tool, which can be good for both buyers and seller in today's market. As they are being used with increasing frequency, I get more and more questions... and I hear potential buyers saying things that they assume but which are completely wrong. Sadly, I also hear inaccuracies about auctions and intimidation with the auction process, even from real estate agents.

So, as a Certified Auction Specialist, and an agent who works with both buyers and sellers, I thought I should make an effort to educate the public on the process. As it is a large topic, I will attempt to share what I know through a series of posts...which are intended to educate buyers, sellers and the general public.

Our first post is "Auctions, Part 1: Where is the Auction Held?" . By understanding where the auction is, you automatically know certain things about how the auction will be promoted and run. To read the first part of Vicky's series click on the link above. Vicky Chrisner is a real estate agent working for Keller Williams Realty in the Leesburg Virginia office

Heidi Vargas - Keller Williams Realty Realtor Of The Week - 11-07-08

Hi, I'm Heidi Vargas a Resident of Northern VA for 12 years and Loudoun County/Leesburg for 8. I relocated after graduating from the University of South Florida. I'm an enthusiastic, passionate, and consistent Top Producer for the last 7 years AND was Rookie of the Year in my first!

My commitment is to provide a higher level of values, standards and services. I strive to deliver beyond my clients expectations, resulting in world-class service and referability.

Some quotes from clients:
"...She focuses on details, without losing site of the big picture. She's innovative but also realistic. She accurately reads the market, and knows the value of homes..."
"...Heidi was professional, honest, caring, and always available. She was determined to sell our previous home in a poor market, and extremely supportive with finding a home in the area that we craved on a budget that we could afford..."

Whether you are a first time buyer or an experienced investor, you will find useful information about how to choose the "right" property, making an offer, negotiating, financing, mortgage rates, moving, and everything involved in making an informed real estate decision in todays market.

My Thoughts On The Current Market:

Ever Wonder What To Do...Should I Listen to the Media?? Should I Listen to the Blogs?? Do I have Enough Money to Buy a Home in the Current Market Conditions?????

Get the Facts From The Experts!!! NOW IS A GREAT TIME TO BUY...and I know that you have probably think I'm saying that becuase this is my business.....well, it's partly true :)

HOWEVER, the Government has made it so that you CAN buy...with the new guidelines within FHA lending, VHDA, Mortgage Companies Incentives to close by the end of the year and MOST of all the $7,500 Tax Credit for 1st Time Home Buyers!

FOR INVESTORS...you can get the deal of your life on some properties!!

There are plenty of homes out there, you just have to take the plunge. You don't know what is going to happen next year with the lending guidelines, so if you are considering it...JUST DO IT!! So as I said in the begining...Get The Facts!

Shannon Casper - Keller Williams Realty Realtor Of The Week - 10-31-08

As a native of Northern Virginia, my family has lived in Fairfax County and Loudoun County. My husband and I were drawn to Western Loudoun County because of the natural beauty of the countryside. The Communities we have been blessed to live in have enriched the lives of our family. My husband and I have five children. I cannot think of anywhere else I would want to raise them. We have served our communities in PTA's, Scouting, Coaching and in various positions in our Church. My family is my greatest and most important gift. I feel extraordinary blessed to be a resident of Loudoun County.

My husband and I started our investment in real estate 15 years ago when we were young married couple finishing college. We started with the purchase of a small bungalow style home. We spent almost four years renovating our little home. We sold that small bungalow for twice what we paid! Since that time we have purchased other homes, land and invested in our own personally investment properties. Real Estate has historically been a fiscally sound investment. If I did not believe in investing in real estate I would not be a Professional Real Estate Agent today.

I began my career working for a large new home builder in Fairfax County. This was a great experience and has helped me understand new home construction from the buyer and builders perspective. I also spent many years working as a paralegal. Understanding contracts is a critical part of real estate. All of my experience has helped me become the Real Estate Professional I am today. I am a Top Producing Agent with Keller Williams Realty. I am a member of the National Association of Realtors and a member of Dulles Area Association of Realtors.
Current Market Conditions:
The current market conditions create some serious challenges for the real estate industry. If you purchased your home within the past four years you are among the many home owners who may owe more than their homes current value. The important thing to remember is that the real estate market will recover! If you do not need to sell your home, wait it out. Now would be a great time to make do some updates or remodeling. Doing this will help your home be more marketable when the market rebounds.

The silver lining to our current market conditions is that we now have affordable housing in the Washington Metropolitan Area! If you are a first time homeowner, investor, are currently renting, or are ready to move up, now is a great time to buy! Interest rates are great! Home prices are great! And there is ample inventory to find the home of your choice. If you are considering a move, call me and I would be happy to assist you with your next big move!

Federal Reserve Board Reduces Rates By 1/2 Point

This is The second 1/2 point reduction in the same month. This means that the Fed Funds Rate went from 1.5% to 1%. This is the rate that banks charge on overnight loans. The last time the Feds Funds Rate was this low was back in 2003 -2004. Th last time this rate was lower was in 1958. This will hopefully cause banks to start lending to one another. To read the entire article and reason why The Fed did what it did today click on the Title of this post. In short This rate matters because it is meant to stimulate the economy! If banks will not lend to one another or give a loan to a business, the market comes to a halt. Sometimes it is important to talk about these "Snoring Issues", both to educate those that dont understand how truely important the Fed Funds Rate is to our economy, as well as making this blog an informative source of information for those that visit our blog. Most Real Estate Agents dont get this indepth about different interests rates and how they effect our economy and therefore the Real Estate Market Nationwide. Now then to clarify things a little more: Whenever the Fed Fund Rate is lowered does NOT mean that Intrest Rates for things like HOMES goes down. They could, but there is NO guarantee that this could happen. Infact, rates for homes could even go up.

The Nova Home Guy Profiles The Cascades - Sterling, VA Community

Once Again the Nova Home Guy has profiled yet another community. This time it is the Cascades community in Loudoun County Virginia. Whenever the Nova Home Guy profiles a community located in Northern Virginia, we will post a snipet of his findings on our blog. As always you can continue to read more of his report by simply clicking on a link like this. To continue reading the Nova Home Guy's Post on the Cascades Community click on the link.

Cascades is Sterling Virginia's largest planned community.

Where is Cascades?
  • NE of Dulles airport, Route 28 north and Rt. 7 east.
  • North of Route 7.
  • South and east of Algonkian Parkway.
  • West of Potomac View.

Cascades Cachet

As with most developed areas of Northern Virginia, Cascades is unincorporated.

Many residents refer to the area north of Route 7 as "Cascades" rather than "Sterling VA" to differentiate it from Sterling Park which is frequently in the news.

The 10 year old community consists of 530 single family detached and attached (townhouses) and a large Giant grocery and Home Depot anchored shopping center; Cascades Town Center.

Stephen Adams - Keller Williams Realty Realtor Of The Week - 10/17/2008

Featured Realtor

Stephen Adams Keller Williams Realty

HB - Bank Of America

"Hi, I'm Stephen Adams, with Keller Williams Realty here in Leesburg.

When you become my client, you don't just get a Realtor and a Consultant - You have an Ambassador: Someone who's going to represent your best interests at all times. That's an awesome responsibility that I do not take lightly. Your trust in my abilities to provide you with the best possible customer service and exceeding your expectations and needs is why I do what I do best.

Being with Keller Williams myself simply ensures that you get a Professional Agent backed by a Culture that Values Continuing Education and Advances in Technology. This virtually guarantees a win- win solution to the ultimate goals for each one of my clients: to get the best possible price, in the shortest amount of time, with the least amount of inconvenience to you and your families in buying, selling, and investing in real estate.

My thoughts on the real estate market. As most of us realize by now, the Housing Market has undergone a marked "Shift" in prices throughout the Northern Virginia. Though some zip codes have a longer average Days on Market than others, the consensus clearly is in the favor of buyers. Even though the media will have you believe that the market is at a standstill, the number of homes sold over The last 4 months has shown a definite increase in sales. Prince William County sold 3

times as many homes in September of this year (2008) than last year!

Fauquier County saw a 36% increase in sales in September. Even Fairfax and Loudoun County sold over 50% more homes in September of this year than last year. True, many of those properties that sold were "Distressed Sales", such as Foreclosures, REO's (Real Estate

Owned) and Short Sales. As a matter of fact, in Loudoun County, 20% of the 476 properties that sold in September were such homes. But ultimately, this should tell you one thing - Buyers are still buying and Sellers are still selling.

Whether your moving from a condo to a townhouse, or a Single Family Home back to a condo (or even an apartment), let me help to guide you into your new phase of living.
