Fed Cuts Key Rate To Record Low

WASHINGTON — The Federal Reserve entered a new era on Tuesday, lowering its benchmark interest rate virtually to zero and declaring that it would now fight the recession by pumping out vast amounts of money to businesses and consumers through an expanding array of new lending programs.

Going further than expected, the central bank cut its target for the overnight federal funds rate to a range of zero to 0.25 percent and brought the United States to the zero-rate policies that Japan used for years in its own fight against deflation

This is the rate in which banks charge each other when they lend money to one another. The problem has been that they are very hesitant about lending any money to one another, which in turn effects businesses mostly.

My Views On The Current Real Estate Market Conditions:

The cause of the country's dilemma has been discussed and the finger pointing continues. But, what is the proposed bailout going to do for us. Answer: it should begin to restore the buyer's confidence. Regardless our employment, or status in the food chain, we have become conscious of our decisions and purchases. Our economy is more fragile than we would want to believe.

When is going to get better? Answer: it will take time, maybe 18 months or longer, we will have to be patient. The Northern Virginia Real Estate market has been mostly insulated from the downturns over the past 4 decades. Starting in 2001 we had a very heated market!

During this period we saw house prices increase 96%! As a result, we are back to home sales with prices common to 2003. Most feel we are in the bottom of the correction cycle, and I agree. One indication is the available inventory of approximately 2000 homes. We sell approximately 500 homes per month. (This is a four month supply). Most experts say that's a healthy market. I have many buyers, who are waiting for "something to happen" that will cause them to get off the fence and purchase. Mortgage rates remain around 6%.

There are many great bargains for first time buyers, or investors. It's all about the buyer's confidence. Answer: if you have a secured job it's a great time to buy your first home, or an investment. Appraisals Vs Assessments What's The Difference

Once again Vicky Chrisner, the Real Estate Whisperer has written yet another wonderful article to educate home buyers and home sellers alike.


There is a difference between "appraisals" and "assessments" although the words are commonly used interchangeably. A educated consumer knows the differences:

Assessments
  • Completed using an automated valuation program.
  • Generally done once per year.
  • Used to determine real estate taxes.
  • Should be within a margin of error of +/- 10%.

Appraisals

  • Done by licensed appraiser who looks at the home, and comps.
  • Values property "real time" (as of the date of the report).
  • Used to support sales prices or loan amounts.
  • Should be as close to Fair Market Value as possible.

As a native of Northern Virginia, my family has lived in Fairfax County and Loudoun County. My husband and I were drawn to Western Loudoun County because of the natural beauty of the countryside. The Communities we have been blessed to live in have enriched the lives of our family. My husband and I have five children. I cannot think of anywhere else I would want to raise them. We have served our communities in PTA's, Scouting, Coaching and in various positions in our Church. My family is my greatest and most important gift. I feel extraordinary blessed to be a resident of Loudoun County.


My husband and I started our investment in real estate 15 years ago when we were young married couple finishing college. We started with the purchase of a small bungalow style home. We spent almost four years renovating our little home. We sold that small bungalow for twice what we paid! Since that time we have purchased other homes, land and invested in our own personally investment properties. Real Estate has historically been a fiscally sound investment. If I did not believe in investing in real estate I would not be a Professional Real Estate Agent today.


I began my career working for a large new home builder in Fairfax County. This was a great experience and has helped me understand new home construction from the buyer and builders perspective. I also spent many years working as a paralegal. Understanding contracts is a critical part of real estate. All of my experience has helped me become the Real Estate Professional I am today. Current Market Conditions:
The current market conditions create some serious challenges for the real estate industry. Federal Reserve Board Reduces Rates By 1/2 Point

This is The second 1/2 point reduction in the same month. This means that the Fed Funds Rate went from 1.5% to 1%. This is the rate that banks charge on overnight loans. The last time the Feds Funds Rate was this low was back in 2003 -2004. Th last time this rate was lower was in 1958. This will hopefully cause banks to start lending to one another. To read the entire article and reason why The Fed did what it did today click on the Title of this post. In short This rate matters because it is meant to stimulate the economy! If banks will not lend to one another or give a loan to a business, the market comes to a halt. Sometimes it is important to talk about these "Snoring Issues", both to educate those that dont understand how truely important the Fed Funds Rate is to our economy, as well as making this blog an informative source of information for those that visit our blog. Most Real Estate Agents dont get this indepth about different interests rates and how they effect our economy and therefore the Real Estate Market Nationwide. Now then to clarify things a little more: Whenever the Fed Fund Rate is lowered does NOT mean that Intrest Rates for things like HOMES goes down. They could, but there is NO guarantee that this could happen. Infact, rates for homes could even go up.

The Following Chart shows September 2008 Homes Sales Report according to the Northern Virginia Association Of Realtors. As you will see Home Sales have increased compared to the same time last year. However, The Average Home Price, as well as the Median Home Price have decreased between 20% and 23% respectively.

Cascades is Sterling Virginia's largest planned community.

Where is Cascades?
  • NE of Dulles airport, Route 28 north and Rt. 7 east.
  • North of Route 7.
  • South and east of Algonkian Parkway.
  • West of Potomac View.

Cascades Cachet

As with most developed areas of Northern Virginia, Cascades is unincorporated.

Many residents refer to the area north of Route 7 as "Cascades" rather than "Sterling VA" to differentiate it from Sterling Park which is frequently in the news.

The 10 year old community consists of 530 single family detached and attached (townhouses) and a large Giant grocery and Home Depot anchored shopping center; Cascades Town Center.

51st Annual Leesburg Halloween Parade Friday October 31st 2008


It's that time of year again. Once again the Town of Leesburg will be having their 51st annual Halloween Parade. This year Halloween lands on a Friday so the turn out should be great. The parade will start at 6pm and end at 9pm. The parade will be held on King Street, starting at Ida Lee Park to Fairfax Street. Once again Keller Williams Realty of Leesburg and their real estate agents will be participating in the parade with a float. New High School in Leesburg Virginia

On the northside of the Ida Lee property, Loudoun Public Schools recently announced the construction of Leesburg's third high school: Tuscarora High SchoolExeter subdivision and two other new schools; Smarts Mill Middle and Frances Hazel Reid Elementary.

Northwest of this site lies the historic mansion and grounds of Morven Park. Located within this complex is one of the largest equine (horse) medical facilities in the US.

My thoughts on the real estate market. As most of us realize by now, the Housing Market has undergone a marked "Shift" in prices throughout the Northern Virginia. Though some zip codes have a longer average Days on Market than others, the consensus clearly is in the favor of buyers. Even though the media will have you believe that the market is at a standstill, the number of homes sold over The last 4 months has shown a definite increase in sales. Prince William County sold 3

times as many homes in September of this year (2008) than last year!

Fauquier County saw a 36% increase in sales in September. Even Fairfax and Loudoun County sold over 50% more homes in September of this year than last year. True, many of those properties that sold were "Distressed Sales", such as Foreclosures, REO's (Real Estate

Owned) and Short Sales. As a matter of fact, in Loudoun County, 20% of the 476 properties that sold in September were such homes. But ultimately, this should tell you one thing - Buyers are still buying and Sellers are still selling.
